The Project is located directly across the street from The Shoppes at Eastwood, a Publix Shopping Center. The signalized intersection of Alafaya Trail & Golfway Blvd. provides easy access to and from this Property.

 

DESCRIPTION:

Stoneybrook Village Center is an office suites development which will contain, at Build-out, approximately 38,000+ square feet. The Project is comprised of three (3) office buildings (building "A", "B", & "C"), plus a free-standing Regions Bank.

 

Building "A" is a conventional, two story, 17,396 square foot building and located on the southern portion of the property. There are four (4) office suites available for lease in Building "A". Each suite consists of 3,400 square feet which can be divided into two (2) 1,700 SF units. There will be two (2) units upstairs and two (2) units on the ground floor. The building is designed with a center lobby area with restroom facilities on each floor. The common areas will be attributed to the core factor for each suite.

 

Building "B" is a single story, 15,955 square foot retail style building facing Alafaya Trail. There are ten (10) suites available in Building "B". There are three (3) 1,200 SF units, one (1) 1,650 SF unit and six (6) 1,787.50 SF office suites available. Each suite will be provided one (1) restroom.

 

Building "C" will consist of approximately 1,649 square feet and also fronts Alafaya Trail. Building "C" is part of a future phase of this development.

 

Anticipated construction date is December 2008.

 

UNIT DESCRIPTION:

Each unit will be delivered with concrete floors, interior outside walls drywalled and ready for paint, HVAC with central trunk line installed and one (1) restroom in each unit.

 

All interior build-out shall be the sole cost and expense of Tenant.

Building "A":     $26.00/SF   (NNN)

ACCESS:

This office development is benefited by two (2) full access driveways to Alafaya Trail. The access point on the east side of the development is at the signalized intersection of Golfway Blvd. & Alfaya Trail. The other is located directly across the street from the Publix Shopping Center's access drive on Alafaya Trail.

 

PARKING:

There are five (5) parking spaces to every 1,000 square feet of office space.

 

SIGNAGE:
